See where the service charge goes

AI reads the agent’s statement into lines for you to check. Compare budget with actual, match the ledger to invoices, and turn each gap into a question for the agent.

Statements

AI reads the statement; you check each line

Upload the agent’s service charge statement as a PDF. AI reads it into schedules and line items, and shows how sure it is of each line’s category. You check each line, approve the statement and publish it to residents.

  • Upload a PDF statement
  • AI reads it into schedules and line items
  • How sure AI is of each line’s category, and Verify once you have checked it
  • Approve it, then publish it to residents

Budget against actual

See which schedules ran over

Every schedule shows its budget beside what was spent. Every line shows its variance, and an overspend reads red, so you know what to ask the agent about.

  • Budget and actual for every schedule
  • The variance on every line, overspends in red
  • An expense breakdown by category for each schedule
  • Link each schedule to your estate’s cost schedules

Invoices

Mark each invoice paid

Every invoice keeps its supplier, number, dates and amount, and you allocate it to your cost schedules. Mark it paid with the payment date, and the method and reference if you have them; its badge turns from Pending to Paid.

  • Every invoice with its supplier, number, dates and amount
  • Allocate each one to your cost schedules
  • Mark it paid with the date, method and reference
  • Void an invoice, paid or not

Reconciliation

Check the ledger against the invoices

Import the agent’s ledger and the invoices behind it. Without AI, strong matches by supplier, reference and amount are confirmed and weaker ones proposed; the rest wait for you. Each schedule ties to the accounts within £1, or shows the difference, and every gap becomes a question for the agent. The platform operator switches Reconciliation on in the estate’s settings.

  • Import the ledger, then a folder or ZIP of invoices
  • Matching without AI: strong matches confirmed, weaker ones proposed, the rest left to you
  • Each schedule ties to the accounts within £1, or shows the difference
  • A drafted question for every gap, ready to export as CSV
